Move-Out Damage Phoenix Property Managers Should Never Ignore

Tenant turnover is one of the most time-pressured situations a property manager in Phoenix deals with. There’s a vacancy to fill, a unit to clean, and usually a tight window between move-out and move-in. In that rush, it’s easy to do a quick walk-through, note the obvious issues, and move on.

But some damage has a way of becoming a much bigger problem if it’s overlooked at an apartment turnover. What looks minor on a walk-through can turn into a costly repair, a frustrated new tenant, or a unit that’s back out of rotation sooner than it should be. As a property manager, it’s important to know what to look for — and what to take seriously — so that you can save time and money down the line.

Here are the move-out issues that deserve more than a passing glance.

Bathtub and Shower Damage

Bathtubs and shower surrounds take a lot of abuse over the course of a tenancy. Chips, cracks, staining, and worn finishes are extremely common, and they’re often dismissed as cosmetic. Sometimes they are. But certain types of damage can be more serious.

For example, cracks in a tub that go through the shell and not just the surface coating allow water to penetrate into the subfloor below. Over time, that moisture causes rot, mold, and structural damage that’s far more expensive to fix than the tub itself. Similarly, failed caulk around the tub surround or shower pan is a frequent source of water intrusion. Because it often goes unnoticed, the damage can quietly spread to the wall or floor underneath by the time you notice.

Surface chips and staining without structural damage are good candidates for resurfacing. A reglazed tub looks new, holds up well, and costs significantly less than replacement. But the assessment matters: don’t resurface over structural damage that needs to be addressed first.

Flooring That Looks Worn but May Be More Than That

Scratched hardwood, stained carpet, and scuffed LVT are visible and easy to assess. What’s harder to catch is damage to the subfloor underneath, especially in bathrooms, kitchens, and laundry areas where water exposure is common.

Soft spots in the floor, any give or bounce underfoot, or flooring that has lifted or buckled near plumbing fixtures are all signs that moisture has gotten below the surface material. Installing new flooring over a compromised subfloor is a short-term fix that will fail, often within a year or two. The subfloor damage needs to be addressed before any new flooring goes down.

During your walk-through, press down on the floor near the toilet, under the bathroom vanity, around the kitchen sink, and near the washer hookup. If anything feels soft or spongy, flag it for further inspection before moving forward with turnover work.

Countertop Damage Beyond Surface Wear

Scratches, staining, and minor chips on countertops are common and in many cases can be addressed through refinishing rather than full replacement. What to watch for is swelling, warping, or softness along the edges and near the sink. These are signs that water has worked its way into the substrate.

Laminate countertops are particularly vulnerable to water infiltration along seams and around the sink cutout. Once moisture gets into the particleboard beneath the laminate, the material begins to swell and deteriorate from the inside out. A countertop in that condition won’t hold a resurfacing application and needs to be replaced before the next tenant moves in.

Run your hand along the edge of the countertop near the sink and check for any soft or swollen areas. Check the inside of the cabinet below for water stains or discoloration, which often mean an ongoing or past leak that may have affected the counter above.

Tile and Grout Problems That Go Deeper Than They Look

Cracked, stained, or missing grout is a cosmetic issue that’s easy to spot. But tile damage can point to something bigger happening beneath the surface. Cracked tiles in a shower or bathroom floor can indicate movement or failure in the substrate underneath.

Press on tiles that look cracked or loose. If they flex or feel hollow when tapped, the adhesive bond has failed and water has likely been getting behind the tile. In a shower, that means moisture has been working its way into the wall or floor for some time. Retiling over a wet or damaged substrate without addressing the underlying issue will result in the new tile failing in the same way.

Grout that is consistently dark, stained, or showing mold that won’t clean out is worth taking seriously as well. It often means the grout has become porous and is no longer providing a proper seal.

Wall Damage Around Plumbing Fixtures

Soft drywall, bubbling paint, or visible staining near plumbing can be a sign of an active or past leak. Even if the leak has stopped, the wall material may be saturated or growing mold inside.

Unfortunately, this is damage that doesn’t resolve itself. Painting over a water-stained wall or doing a surface patch doesn’t address what’s inside it. If the drywall is soft or if there’s any visible mold, the affected material needs to come out and be replaced properly before the unit is turned over.
